THE RAPTIS GROUP LIMITED
The Raptis Group of Companies has been developing innovative, quality projects on the Gold Coast for more than 30 years. During this time, Raptis projects have won numerous state and national design and development awards.
A commitment to creating developments with strong, timeless architectural elements, pioneering design and a focus on lifestyle has seen the 'Raptis style' shape the Gold Coast skyline. It is a style that has been emulated around Australia.
Raptis is recognised for creating new trends in architectural design - from curved balconies, as first displayed on Mykonos, to elegant roof structures as seen on Platinum on the Beach and the streetscapes of the Towers of Chevron Renaissance complex.
Jim Raptis, Chairman and founder of the Raptis Group of Companies first entered property development in Sydney in 1967, and moved to the Gold Coast in the mid-70s.
Within a short time, the Raptis name established a reputation for quality and imaginative development - projects that not only had visual appeal, but also with an ambience that exuded warmth and welcome. Early landmark residential buildings including Aegean, Acapulco and Biarritz demonstrated creative architectural design and a successful approach to site selection, construction and marketing.
Raptis was, and still is, at the forefront of integrated residential, resort, retail and commercial development. The Group has created more mixed-use developments than any other company on the Gold Coast. Properties such as St. Tropez, Monte Carlo, Le Boulevard and The Forum added elegance and energy to the heart of the Surfers Paradise in the early - mid 80s.
In the last 10 years, Raptis' dedication to architectural style changed the ambience of Broadbeach, with the distinctive Phoenician Health and Spa Resort and its mix of accommodation and retail outlets attracting a new level of vibrancy and lifestyle choices.
The Group is confident about the future of South-East Queensland. It has flourished through the peaks and troughs of the market for more than 30 years and has exciting plans for the future.

THE MOROCCAN - 1995
Elkhorn Avenue, Surfers Paradise
Exotic pavilions, towering palms and formal gardens surround the expansive outdoor swimming pools and spas in The Moroccan. The retail component of this development is home to international haute couture names including Prada, Hermes, Cartier, Bally, Salvatore Ferragamo and Gucci.
Completed in January 1995, The Moroccan is an 11 level residential tower with a retail precinct below offering five retail oulets and one restaurant. In total The Moroccan consists of 52 apartments.

URBAN RENEWAL Creating communities
An important philosophy of the Raptis Group is to ensure our projects add value to the community. The company has committed itself to the urban renewal of the Gold Coast, creating distinct, metropolitan areas welcomed and embraced by local residents and visitors alike.
Through intelligent design and inspired vision, Raptis provided the catalyst for the rejuvenation of Surfers Paradise with the multi-award winning Towers of Chevron Renaissance project.
Now, Southport is undergoing a revolution. The Raptis Group’s Southport Central is destined to become a modern CLD – Central Living District. A true multi-purpose development comprising three impressive towers with integrated shopping and commercial precincts, Southport Central is breathing new life into the area and becoming a vibrant destination.

ENVIRONMENT
Environmentally sustainable developments
The Raptis Group recognises the importance of respecting, protecting and valuing our natural environment. The company is a proactive supporter of environmentally sustainable development, pioneering practices now becoming a mandatory requirement for all developers.
Raptis Group’s design team work closely with specialists at the forefront of environmentally sustainable solutions to find new, innovative ways to reduce the water and energy consumption of each project.
With each project, the company strives to set new benchmarks and is proud of its achievements to date.
Some of our practices:
- Water reclamation tanks were first used by Raptis in the Towers of Chevron Renaissance project in 2003.
- A tank with the capacity to store 40,000 litres of water is housed beneath the third tower, Skyline Central.
- The tank captures and stores storm water which is re-used to irrigate the 1.25 acres of gardens, water features and fountains.
- The water in the water features and fountains is recirculated, being 'topped up' only when necessary.
- Each of the towers at Southport Central will have its own water reclamation tank with the capacity to store 100,000 litres of water. After going through a filtration system, the water is reused for the 4150m2 of gardens and water features.
- Water efficient shower roses and dual flush toilets are installed in all Raptis developments.
- Wherever possible 100 per cent recycled plastic drainage cells are used in and around project landscaping.
- Energy efficient, recycled steel reinforcement is used in the construction of Raptis projects.

PHOENICIAN HEALTH AND SPA RESORT - 1998
Surf Parade, Broadbeach
The award-winning five star health and spa resort in Broadbeach set the scene for the transformation of the Broadbeach area with its twin towers and retail complex.
Completed in 1997, the area is now thriving with a number of other developments and retail complexes.
The Phoenician has two towers of nine levels each and 249 apartments.
The Phoenician Health and Spa Resort won the 1998 Gold Coast Urban Design Awards for ‘Living Places’.

COMMUNITY
For more than three decades the Raptis Group has been an active participant in the local community.
This involvement extends to the initiation and provision of community amenities and streetscaping and has included development of the Surfers Paradise Esplanade Promenade, parts of Elkhorn and Orchid avenues and street scapes surrounding the Phoenician Health Spa and Resort and the Towers of Chevron Renaissance.
More broadly, it means the Group takes an interest and is directly involved in community activities to keep the Gold Coast attractive for the enjoyment of all its residents and visitors. The Group contributes to numerous community and charitable groups in addition to a number of major sponsorships.
Raptis is a proud supporter of the arts, providing sponsorships to encourage cultural diversity on the Gold Coast through organisations such as the Queensland Ballet, and The Queensland Orchestra. |

ADELPHI - 1997
Cotlew Street, Benowa
Multi award-winning Adelphi Springs’ architectural forms are subtle and elegant, with a distinctive Mediterranean influence. In 1998 it won the UDIA Award for Excellence, Medium Density Housing.
Adelphi Springs has 33 residences. It was completed in March 1997 and constructed in 30 weeks.
